These terms apply to your use of maison-siam.com and to any enquiry, estimate or proposal you receive from us. They do not replace the rental management agreement we sign with property owners — that document, issued at onboarding, is the binding contract.
Who we are
Maison Siam is a Bangkok-based rental asset management company, operating as the operations subsidiary of the Khorna group. Registered office and corporate details are available on request.
Use of the website
The content on maison-siam.com is provided for general information. Estimates produced by our income estimator are indicative — based on real per-condo data we maintain — but final numbers depend on the specific unit and are confirmed in a written proposal after a property review.
You may use the website for personal, non-commercial enquiry purposes. You may not scrape, republish or otherwise systematically extract content without our written permission.
Rental management services
Our services are described on the Services pages. The specific scope, fees, term, notice period and operational commitments for any property are governed by a separate written agreement we issue at onboarding. That agreement takes precedence over any summary on this website.
Key commercial terms summarised on this website (management fees of 15%, 20% or 25%, Asset Care annual pricing, setup categories, minimum terms and notice periods) are accurate as of the last updated date but may change. The figures applicable to your property are those in your signed agreement.
Fees and payment
Our management fees, setup fees and any other charges applicable to your engagement are detailed in your signed agreement. Net balances from rental operations are transferred within five business days of month end, accompanied by an itemised monthly report.
All fees and amounts on this website are stated in Thai Baht (THB) unless otherwise indicated.
Owner responsibilities
Property owners are responsible for the underlying utility costs of their property (electricity, water, internet, building common-area maintenance — "CAM") and for keeping a pre-funded account from which we settle these bills on their behalf. Specific obligations are set out in the service agreement.
Third-party platforms
Our operations rely on third-party platforms — including Airbnb, Hostaway, PriceLabs, Resend (transactional email) and the Maison Siam direct booking platform. We are not responsible for outages or changes in policy of these third parties, though we take operational steps to minimise their impact on owner income.
Limitation of liability
To the extent permitted by applicable law, our liability for any matter relating to the website or to a service engagement is limited to the management fees paid by the owner in the twelve months preceding the event giving rise to the liability. This limitation does not apply where it cannot lawfully be excluded.
When a service disruption is our operational fault, we absorb the cost — this is documented in the service agreement and is independent of any liability limitation.
Intellectual property
All content on this website — text, logos, photography, design — is the property of Maison Siam or our partners and licensed to us. The Maison Siam name and logo are trademarks of the Khorna group. Property photographs may be used by Maison Siam in service of marketing the owner's property and across our own marketing channels.
Governing law
These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from or relating to these terms or to a service engagement will be subject to the exclusive jurisdiction of the courts of Bangkok, Thailand.
Changes to these terms
We may update these terms from time to time. The current version is always the one published on this page, with the last updated date indicated above. Material changes to the rental management agreement are communicated to existing owners directly, in writing.
