We collect personal data only when you actively provide it — for example, by submitting an enquiry form, requesting an income estimate, asking us to add your building to the estimator, or contacting us via email, LINE or WhatsApp.

The data we collect typically includes: - Your name - Your email address - Your phone number (optional) - Information about the property you are enquiring about (location, type, status) - Any message or context you choose to share

We use Vercel Web Analytics for aggregate page-view counts (which pages are visited, from which country, on which device). This product does not set cookies, does not track individuals across other sites, and does not store personal data. Because no personal data is processed, no cookie banner is required.

We use the data you provide to: - Respond to your enquiry and send the proposal, estimate or information you requested - Onboard you as a client if you decide to engage our services - Follow up with relevant information about your enquiry - Improve the dataset behind our income estimator (in aggregated, non-identifying form)

We do not sell your data and we do not use it for marketing campaigns to people who haven't asked to hear from us.

We share your data only with the parties strictly needed to deliver our services: - Resend — our transactional email provider, which delivers our reply to your enquiry and any subsequent operational emails - Our hosting provider (Vercel), which serves this website - For active clients only: Hostaway, our property management system, where booking and financial data is recorded

We do not share your data with advertisers, data brokers or any third party for marketing purposes.

Our hosting (Vercel) and email infrastructure (Resend) operate from the United States. Where we transfer personal data of EU residents outside the European Economic Area, we rely on appropriate safeguards — standard contractual clauses or equivalent — to protect that data.

We retain enquiry data for as long as we may reasonably need it to follow up — typically 24 months from your last interaction with us. Active client data is retained for the duration of the service agreement plus any period required by Thai tax and accounting law. You can request deletion at any time, subject to records we are legally required to keep.
