Six-monthly inspection
An optional check on the unit every six months, with a written report. The move-in and move-out inventories come with tenant finding.
One point of contact
A single person the tenant reaches, seven days a week, 8am to 6pm.
TM30 and compliance
Immigration reporting and the paperwork, filed for every tenant.
Juristic and common fees
We coordinate CAM and building matters with the juristic office, and settle the common fee on your behalf.
Utilities monitored*
We keep water and electricity payments on track and settle them from rental income on your behalf where needed.
Rent and receipts
We collect the rent and issue receipts wherever you need them.
Key holding and access
We hold the key and coordinate entry, deliveries and any on-site support.
Maintenance coordinated*
We schedule and oversee repairs. The works are itemised on your monthly report, with receipts.
Cleaning and servicing*
We arrange standard and deep cleaning and aircon servicing whenever the unit needs it.
Pest control*
Treatments scheduled with the tenant on a regular cadence.

Up to six visits to ventilate, run the aircon and flush the water between tenants. Transport included.

A detailed check at lease end, with damage assessed and handled.

Do I have to give you sole agency?
Yes, for the bundle. Long-term with Asset Care is a sole mandate: one accountable party for the tenant, the asset and the compliance. That single line of responsibility is what makes it work.
How long am I committed?
Long-term is a commitment to the tenancy we place, not a rolling month-to-month. Once your tenant signs, we see the lease through as your sole agent. The honest exits: if we materially breach, if you sell, or if you step away before we've placed a tenant. Between tenancies, either side can end it on 60 days' notice. A real commitment, matched by real accountability for the asset.
I already have a tenant. Can you still manage it?
Yes. We take on units with a sitting lease and care for the asset around it, which some managers won't. Two things follow. We handle the next lease as your agent when the current one ends. Until then, Asset Care runs a little higher, then drops to standard once we do.
What does Asset Care actually cover?
Everything in the section above: inspections, TM30, juristic and common fees, utilities, key holding, maintenance, cleaning, pest control and upkeep while empty. Coordination and monitoring are in the ongoing fee; the actual works are itemised on your monthly report, with receipts.
Do you collect the rent?
We can. We collect and issue receipts where you need them. If your tenant prefers to pay you directly, that's fine too, we simply stay out of it.
How is the fee split, and when do I pay?
Two parts. Tenant finding is one month's rent on signing, the Thai market standard for a one-year lease. Asset Care is a percentage of the rent, charged only while your unit is tenanted. No rent, no fee.
What happens at the end of the lease?
We run a detailed check, handle any damage against the deposit, and as your sole agent find and place the next tenant. Asset Care can extend month to month to bridge any gap.
