1-Bedroom only, curated, transparent.
The estimator covers 1-Bedroom units only. For each building we maintain the standard 1-BR size, the building's full-month Airbnb rate, the long-term per-sqm rent (from Hipflat real-market data), the CAM fee, and the electricity quota we'd fund for that property. We update these quarterly.
Mid-term applies our portfolio-average 92% occupancy to the full-month rate. Long-term applies a 14-day re-let vacancy buffer and a one-month agency commission. Comparison is honest: both models account for vacancy, both account for CAM. Final estimate is confirmed after a property review.
