Our estimator covers studios, 1- and 2-bedrooms in the buildings we track. For anything larger, or a building we don't cover yet. Tell us about your unit and we'll run real numbers within one business day.

How the estimate works

Curated, transparent, honest.

For each building we maintain a representative size, the mid-term Airbnb rate per unit type, the long-term per-sqm rent (from real-market data) and the electricity allowance. Figures are indicative and vary by season; we review the rates regularly.

Mid-term applies our 90% occupancy assumption to the full-month rate, then deducts the Airbnb host fee, cleaning and the owner's utility allowance. Long-term takes 10 months of rent a year and a one-month agency commission. CAM is excluded on both sides because it's identical and cancels out in the comparison. Final estimate is confirmed after a property review.
