Who it's for

Overseas investors buying a Bangkok condo.

You are buying from another country. You cannot walk the building on a Tuesday morning, read the juristic's rules, or sit across the table from the developer. That is the part we take.

Freehold condos inside the foreign quota, Bangkok only, bought to rent out. If you are buying somewhere to live in yourself, that is a different job. We will tell you on the first call whether we are the right firm for it.

You never have to buy through us.

Most of the units we run were bought long before the owners met us. Buying with us is never a condition of being managed by us.

How it works

Five steps, and the first two decide the rest.

Most of the work happens before you ever see a property.

    We talk first

    Budget, objectives and timeline. If we are the wrong fit, that is the call where we say so.

  2. 02

    We agree the brief

    What the unit has to do, what it has to clear, and by when. It goes in writing before the search starts.

  3. 03

    We scout and underwrite

    We set the most we would pay for each candidate, from what our own units and the buildings around them actually collect. Not from asking prices.

  4. 04

    We bring you at least three

    Options that tick every box you set, not a list to sift through.

  5. 05

    We close it, then we run it

    We negotiate the price, then take the purchase through your lawyer, due diligence and the transfer. Furnishing and setup follow, and the same team runs the unit for as long as you own it.

  6. We do not run viewing tours. We will walk you through anything on your shortlist, in person or by video. We just do not start there.

The deal

We work exclusively, both ways.

Before the search starts we agree what you are looking for and how long we have. For that window we are your buyer's agent, and your only one. In return we commit to what we will put in front of you.

What we ask

  • Objectives and a timeline, agreed in writing before we start.
  • Exclusivity for that window. One search, one team.
  • That you are ready to act when the right unit appears.

What we commit to

  • At least three solid options that tick every box you set.
  • Every candidate underwritten before you see it, and anything already built, we have been inside.
  • The same team running the unit once you own it.

If you are still deciding whether to buy at all, we are too early for you.

Why we exist

You make your money when you buy, not when you sell.

The price you pay sets your return. Manage a bad buy well and it is still a bad buy.

"Bangkok is oversupplied."

True. Which is why which unit you buy matters more here, not less.

"It is a buyer market."

Good. That only pays if you know which units are worth buying.

"The numbers do not work."

On most units they do not. We are paid to find the ones where they do.

We filter the market so you do not have to.

The 5% bar

We do not bring you a unit that nets under 5%. Short stays or a long tenant, the bar is the same. It is the test a unit has to pass to reach your shortlist, not a forecast of what you will earn.

Off our own books

Sometimes the best unit we can show you is one we already run.

Owners move on. When one of ours does, the unit goes to our buyers first. It is the only stock where we are not underwriting an estimate, because we collected the rent.

The numbers are not a model

Real occupancy, real rates, real costs, out of our own monthly reporting on that exact unit. Not comps, not a projection.

There is nothing to set up

Furnished, listed, reviewed and earning. No void, no furnishing budget, no waiting on the first booking.

Nothing changes on handover

Same team, same listing, same calendar. The income does not pause because the owner did.

The price comes from the income, not from a negotiation.

We take what the unit actually earns and price it at a yield that clears the same 5% bar as everything else. The seller sees the number their own reports produce. You see the number you are buying.

On these we act for both sides, and we say so in writing to both before anything moves. That is exactly why the price is set by method rather than by argument.

Our fee is already attached to the property on these, so you pay us nothing.

What it costs

3% of the purchase price, plus VAT.

One number, with a THB 100,000 minimum, because the lawyer and the survey cost the same on a small unit as a large one.

  • Where a commission is already attached to the property, it goes against your fee first.
  • On a new build that usually means you pay us nothing at all.
  • On a resale it depends who is selling. Sometimes nothing, sometimes a top-up.

One all-in figure, every line itemised underneath. Everything we are paid is in writing before you commit, and we never bill for the candidates we reject.

Why trust the recommendation

The incentive runs the right way.

We are still here in year three

The commission is one payday. The management is the business. A unit that does not rent is a client we lose, so we cannot afford to sell you a bad one. A finder who hands over the keys has nothing riding on whether it works.

We earn the same either way

Our fee does not change with the route you take. What changes is who covers it, not what we earn, so there is no version of this where steering you costs you money and pays us more.

Our fee barely moves with the price

For every THB 33 we take off the price, we give up THB 1 in fee. That is why we push.
