The full journey, agreed in writing.

  1. 01

    Tell us about your property

    Email us or book a call, after running the income estimator if you like. We usually reply within one business day, and once we agree it's a good fit, we move ahead.

  2. 02

    Property review and scope

    We visit the property, or coordinate remotely if you're abroad, and assess what it needs to go live. Furnishing or a refresh? Our sister studio Make It Pop handles it, we project-manage. Scope, timeline and a one-time onboarding fee, agreed in writing before any work begins.

  3. 03

    Management agreement signed

    We sign a straightforward management agreement built around the offer that fits your unit: mid-term runs on a rolling basis with 60 days' notice, long-term commits to the tenancy we place. The onboarding fee is paid as agreed, you approve any major purchases, and everything runs against the signed scope.

  4. 04

    Setup, photography and listing built

    Our in-house team prepares the property: deep clean, plus any missing items (linen, kitchenware, amenities) procured for the unit. Photographer in for the listing shoot. Your listing goes live on Airbnb and our direct-booking site; our dynamic pricing engine configures the nightly rate.

  5. 05

    Compliance handled, first booking taken

    TM30 filing is automated for every guest. Juristic-person registration is set up to your building's exact rules, face scan, in-person registration or document submission, whichever applies. First booking lands; our team handles check-in, the guest, and the inevitable air-conditioner-on-day-three question.

  6. 06

    First monthly report

    Within five business days of month-end: itemised income, expenses, occupancy and nightly rate, with the net balance transferred to your account. Every cost reconciled, with receipts. From here, daily operations and monthly reporting on the same cadence.
