Tell us about your property
Send a short enquiry or run a quick estimate in the income estimator. We respond within two business days with a setup quote, a projected take-home for your specific unit, and an onboarding timeline.

Property review and scope
We visit the property in Bangkok — or coordinate remotely if you're abroad — and classify it against three setup categories: Ready to Operate, Requires Preparation, or Empty Property from Scratch. Scope, timeline and any procurement are agreed in writing before any work begins.

Management agreement signed
A 12-month rental management agreement, with 60 days' notice on either side. The setup fee is paid as agreed; any major purchases are pre-approved by you. Everything that follows runs against that signed scope — no shifting fees, no off-contract work.

Setup, photography and listing built
Our in-house team prepares the property: deep clean, missing items (linen, kitchenware, amenities) procured at cost with full documentation — no markup. Photographer in for the listing shoot. Hostaway publishes your listing on Airbnb and our direct-booking site; PriceLabs configures the nightly rate.

Compliance handled, first booking taken
TM30 filing is automated for every guest. Juristic-person registration is set up to your building's exact rules — face scan, in-person registration or document submission, whichever applies. First booking lands; our team handles check-in, the guest, and the inevitable air-conditioner-on-day-three question.

First monthly report
Within five business days of month-end: itemised income, expenses, occupancy and nightly rate, with the net balance transferred to your account. Every cost reconciled, with receipts. From here, daily operations and monthly reporting on the same cadence.
