From condos rented monthly to villas rented nightly — plus a standalone service for owners on long-term leases. Pick the structure that fits your property and your appetite for involvement.

How to choose.

Daily stays or long-stay guests?

Daily means nightly rentals on Airbnb. Monthly means stays of 30+ days. Daily generates more revenue and more work; monthly is simpler with fewer turnovers.

Do you already have ground staff?

If yes, you may only need the online layer (15%). If no, the full-support tiers (20% / 25%) include our in-house housekeeping and maintenance team.

Long-term lease instead of short-term rental?

Asset Care is a standalone annual service — we find tenants, manage the lease, inspect twice a year, and support your tenant throughout.

Onboarding is priced by property readiness. Each fee is a starting point — we confirm the final scope and price before the contract begins.

Ready to Operate

From THB 12,000

Fully furnished with the necessary inventory in place. We handle final-layer optimisation, inventory gap-filling, platform setup and pre-launch clean. THB 12,000 if professional photography already exists and meets our listing standard; THB 15,000 if we manage the photo session.

Requires Preparation

From THB 35,000

Property needs more work: furniture touch-ups, procurement of household items, linen, kitchenware, amenities. No renovation. THB 35,000 base for studio/1-BR; THB 45,000 for 2-BR.

Empty Property, From Scratch

From THB 65,000

Empty unit requiring full procurement — furniture, appliances, linen, kitchenware, amenities. Interior design or renovation scoped separately with our design partners.

70% deposit required before work commences; the remaining 30% on first booking go-live. Categories 3 and 4 procurement is charged to the owner at cost with full documentation, no Maison Siam markup on goods.

Concierge for your guest, on your behalf

We act as the on-the-ground concierge for every guest. Anything extra they request — airport transfers, additional cleaning, restaurant bookings, transport, special arrangements — is arranged by us and charged directly to them. Never to you.
