Maison Siam handles every aspect of your short-term rental — online and on-site — through our in-house housekeeping and maintenance team. Your only ongoing responsibility is maintaining a pre-funded account for utility payments.

  • In-house housekeeping for every changeover — covered by the cleaning fee charged directly to guests
  • Consumables restocked at every changeover — toiletries, amenities, water, tea and coffee, included in the management fee
  • Additional cleaning requests arranged and charged separately to the guest
  • Smart-lock or physical check-in handover managed by our team
  • Damage, deposit and AirCover claims handled end-to-end
  • Owner private use — block dates for personal use at any time, no restrictions

Maintenance & property upkeep

  • In-house maintenance team — responsive repairs handled by our own technicians
  • Preventive maintenance scheduling — AC servicing, pest control, appliance checks
  • Abnormal usage or property condition issues flagged and escalated immediately

Utility & financial management

  • Electricity, water and internet bills monitored and settled on your behalf — costs deducted from rental income, never absorbed by Maison Siam
  • Costs deducted from rental income; net balance transferred within 5 business days of month end
  • CAM fee (common area maintenance) coordinated — owner transfers directly to the juristic person
  • All transactions documented and itemised in your monthly report
  • Rental income tracked and reconciled against platform payouts monthly

Compliance & reporting

  • Lease agreement drafted for each booking and submitted to the condo juristic for guest registration — in compliance with condo rules and Thai law
  • TM30 filing and juristic building coordination on your behalf
  • Full monthly financial report — income, occupancy, nightly rate, expenses
  • Hostaway owner dashboard — read-only access to your calendar, bookings and performance at all times

Your responsibility

  • A pre-funded utility account — we monitor and pay; the funds come from rental income
  • CAM fees transferred directly by you to the juristic person
