Owners who want to rent their property on a long-term basis and need a dedicated management partner through the tenancy. We coordinate the lease, manage utilities, inspect the property twice a year, and support your tenant throughout — and we work with partner real estate agents when tenant finding is needed. Available as a standalone annual service, and as a discounted add-on for existing Maison Siam clients.
Lease setup & registration
- Tenant finding handled via partner real estate agents — their finder's fee (typically one month's rent) is paid directly by the owner and is not included in the Asset Care annual fee
- Lease agreement prepared, reviewed and executed on your behalf
- Lease submitted to the condo juristic person for official tenant registration
- Pre-tenancy property inspection — full condition assessment before tenant moves in
- Documented inventory record — all furniture, appliances, fixtures photographed and recorded as the baseline reference
During tenancy — bi-annual inspections
- Scheduled property inspection twice per year — condition assessed against the baseline
- Appliance and equipment health check
- AC servicing coordination — filter cleaning and unit health check
- Pest control coordination — preventive treatment scheduled and managed
- Written bi-annual condition report — findings and forward maintenance recommendations
- Reports archived for insurance, dispute and resale reference
Tenant support & domestic assistance
- Single point of contact for the tenant throughout the tenancy — 24/7
- Responsive handling of all maintenance requests and property issues
- Diagnostic visit by Maison Siam technician to assess and scope any reported issue
- Repair and maintenance work carried out by our in-house team or specialist contractors as required
- All visit and repair costs charged transparently to the owner and documented in full
Utility & petty cash management
- Utility bills monitored and settled on your behalf from a pre-funded petty cash account — all utility costs remain the owner's expense
- Minimum float of THB 10,000 — top-up requested when balance falls below THB 3,000
- Every expense logged with receipts and reported bi-annually
Cost & approval protocol
- Below THB 3,000 — carried out immediately, logged in the next bi-annual report
- THB 3,000–15,000 — owner approval required via LINE, WhatsApp or email before proceeding
- Above THB 15,000 — no work begins without approval; full scope and cost provided in writing
Move-out
- Full move-out inspection — condition assessed against pre-tenancy baseline
- Documented comparison — all changes, wear and damage photographed
- Damage report supports deposit retention decisions and any insurance or legal claims
Annual fee
Payable upfront at contract start. Covers the full tenancy period up to 12 months. Renews annually.

All repair, maintenance and replacement work is charged to the owner at cost. The annual fee covers inspection, reporting, coordination, tenant support and utility management only.
Most long-term arrangements leave the owner with no visibility on their property between move-in and move-out. Agents earn their commission at signing and have no further obligation. Tenants manage issues themselves or go unreported. By the time the owner sees the property again, the condition has often deteriorated significantly. Asset Care changes this — we inspect twice a year, support your tenant throughout, manage utilities, and approve every cost before it is incurred.
