  • Damage, deposit and AirCover claims handled end-to-end — including guest disputes

Housekeeping & maintenance

  • In-house housekeeping team — cleaning and linen for every changeover, covered by the guest cleaning fee
  • Same-day maintenance response — issues reported by guests attended to the same day by our in-house technicians
  • Preventive maintenance — AC servicing, pest control and appliance checks managed proactively
  • Abnormal usage or property condition issues flagged and resolved immediately

Owner personal use

  • Block dates for personal use with 60+ days advance notice at no charge
  • Less than 60 days notice accommodated where operationally possible
  • Where a personal-use block results in zero booking activity, the monthly platform software fee of THB 1,200 remains payable for that month
  • Extended use of one month or more is treated as a temporary suspension — platform and operational fees apply for the duration

Utility, financial & compliance

  • Electricity, water and internet bills monitored and settled on your behalf — costs deducted from rental income, never absorbed by Maison Siam
  • Costs deducted from rental income; net balance transferred within 5 business days of month end
  • All transactions documented and itemised in your monthly report
  • Lease agreement drafted for each booking and submitted for guest registration — in compliance with applicable rules and Thai law
  • TM30 filing and juristic coordination where applicable
  • Full monthly financial report and Hostaway owner dashboard access
